Angel Properties is a full property management company that starts with the client and matches them to your home. What is the cost?
Each client will have a different price range and quotes are given on a case-by-case basis. Our packages are very affordable when compared with other property management companies and no one does what Angel does. We start with the client and ensure they are ready for renting, Rent-to-Own or owning and find them the home they are looking for. We don't put just anyone in a property, we work with quality clients, lenders and Realtors to ensure you get the very best.

Why Work With Angel?
Many of our clients managed their properties themselves and learned the hard way why it's best to leave property management to the professionals. Rent Pricing
One of the most important things to consider when renting a home is how much rent is a good and fair price? At Angel Properties, we will do our best to ensure you get a fair price for your home. No one wants to feel as though they are missing out on opportunities and no renter wants to feel taken advantage of. Often one of the hardest parts of renting a home is finding that middle ground where both parties can agree.

Of course, if you have a price in mind, we will market your home and find qualified individuals and families to occupy the property. Our tenants go through rigorous background checks to ensure they are qualified.

Resident Applications
Applications are processed at Angel Properties as if we were placing the applicant in one of our homes. All fees collected from the applicant are used to screen and qualify the applicant. There are several types of screening we perform at Angel Properties which include:

Lease Preparation and Execution is extremely important if you want to stay out of legal hot water later. Our  leases are updated regularly to cover any and all legal documentation required by state and federal law, as well as Fair Housing Laws and EPA Lead Disclosures. Our comprehensive lease is engineered to protect your interests in the event of any legal dispute. Many of the generic leases found on the internet or at your local office supply store not only fail to provide the required documentation, but may also neglect to protect your interests if challenged in a court of law. Legal disputes request a quotecan be very costly. Proper documentation and carefully constructed leases help to avoid expensive litigation.

Angel Properties is able to maintain relatively low vacancy rates for our clients. Much of this is accomplished by serving the tenant well and maintaining a positive relationship with them. Unhappy residents do not renew leases. Turnover is costly. We keep your resident happy.

Rent Collection is easy with Angel Properties. Residents can mail a check, drop a check at our local office, pay rent online, by automatic draft, or over the phone. Our agents stay on top of rent payments, keeping owners informed of any issues.

Property Inspections are key to documenting the condition of a property before, during and after a resident’s occupancy.  In order to avoid any disputes at a later date, we carefully record and document all initial and final inspections.

Property Maintenance
Maintaining a property is one of the most important aspects of managing a property. If a tenant ever has a problem, they are free to call us 24 hours a day to report the problem and we will have a licensed repairman sent to the property in a timely manner. Each landlord will receive an updated log each month informing them of any property repairs including the time and date they were logged.

Legal Proceedings and Evictions are never fun, but sometimes necessary. Angel Properties has one of the best attorneys in Michigan to handle all of our legal proceedings and advice. Our screening process eliminates the possibility of the professional rent jumper who habitually neglects his rent payments and moves frequently from place to place, often taking advantage of the individual landlord who lacks the ability to properly screen his applicants. Occasionally, a resident will have unforeseen financial difficulty and can no longer afford the rent. In these situations, we will work with local assistance agencies and the resident to collect rent and begin the legal process for eviction only when necessary.

Preparing the Property for Leasing is a service that Angel Properties can provide regardless of whether you are a full service client. Painting, cleaning, carpet cleaning and minor repairs can often make a significant difference in the monthly rent we are able to obtain for your property.
